By confirming your reservation, you agree to abide by the following terms and conditions for the duration of your stay.
1. Booking & Cancellation
Cancellation fees:
100% cancellation fee applies within 14 days of the arrival date.
50% cancellation fee applies if cancellation occurs more than 15 days before arrival.
Guests are advised to obtain travel insurance to cover unforeseen cancellations, illness, or travel disruptions.
2. Security Deposit
A security deposit of £200 will be held.
The cost of any damages, missing items, or rule violations may be deducted.
Additional charges will apply for:
Failure to wash kitchen items before departure.
Removal of large items left behind that do not fit in standard bins.
Lost keys, replacement locks, or callout fees for lockouts.
3. Guest Conduct & Occupancy
Only the approved number of guests on the booking may stay at the property.
Overnight visitors or unregistered guests are not permitted without prior approval.
Parties, disruptive gatherings, and events are strictly prohibited.
Quiet hours (after 11pm and prior to 7am) must be respected; disruptive noise (e.g., loud music, shouting, slamming doors) is not allowed.
4. Check-In & Check-Out
Check-in: From 3:00 pm. Early check-in requires prior host approval.
Check-out: By 11:00 am. Guests must vacate the property, remove all belongings, and return keys by this time. Belongings may not be left at the property for storage or later pickup.
5. Use of Property
The property is for residential short-let purposes only.
Commercial activities, including business use, events, or commercial photography/filming, are not permitted without written permission.
Guests must not tamper with appliances, furnishings, or safety equipment (e.g., smoke detectors, Wi-Fi router).
Open flames (candles, portable heaters not supplied, etc.) are prohibited.
6. Smoking, Pets & Substances
Smoking, vaping, and the use of tobacco, cannabis, or e-cigarettes inside the property is strictly prohibited.
Pets are not permitted on the property.
The use of illegal substances is strictly prohibited and will result in immediate termination of the stay.
7. Safety & Security
Guests are responsible for locking doors and windows when leaving the property.
All appliances, lights, and heating/cooling systems should be turned off when not in use.
Guests stay at their own risk. The host accepts no liability for accidents, injuries, illness, or loss of personal belongings during the stay.
8. Breach of Terms
Any serious breach of these Terms & Conditions may result in immediate termination of the stay without refund, and deduction of costs from the security deposit where applicable.
